Scope of Service:
KW Outdoor Solutions provides exterior cleaning services including, but not limited to, house washing, roof cleaning, deck cleaning, patio cleaning, driveway cleaning, gutter cleaning, and general pressure washing. Our cleaning processes are designed to remove organic growth such as dirt, algae, mold, mildew, and surface grime from exterior surfaces. Services do not include removal of non-organic stains or restoration unless explicitly stated.
What is Not Included:
Cleaning of calcium buildup, rust stains, hard water stains, paint or stain overspray, oil, grease, concrete splatter, efflorescence, artillery fungus, but is not limited to just these. These may require specialized treatment and are not guaranteed to be removed in our cleaning process.
Surface & Material Limitations:
While we use professional techniques and detergents, certain materials may not respond uniformly to cleaning. KW Outdoor Solutions is not responsible for discoloration, damage, or irregular results due to: oxidized siding, aged or sun-faded surfaces, improperly sealed surfaces, previously stained or painted surfaces, low-quality or deteriorating materials. Cleaning may reveal pre-existing imperfections that were previously hidden.
Concrete & Surface Cleaning Disclaimer:
Concrete, pavers, and other hard surfaces may contain permanent staining. Results may vary based on age, porosity, previous treatments, and depth of staining. KW Outdoor Solutions does not guarantee complete removal of all stains, including oil, rust, or deeply embedded discoloration.
Deck & Wood Cleaning Disclaimer:
Cleaning of wood and composite decking may result in raised wood grain, splintering, or uneven appearance, especially on aged or previously treated surfaces. Stains, sealants, or coatings may be partially or fully removed during cleaning. KW Outdoor Solutions is not responsible for variations in appearance or damage due to the condition or age of the material.
Gutter Performance Disclaimer:
Gutter cleaning is intended to improve water flow but does not guarantee full system functionality. KW Outdoor Solutions is not responsible for drainage issues caused by improper pitch, underground clogs, or system design.
Roof Cleaning Disclaimer:
Roof cleaning may result in minor granule loss on aging shingles and may reveal pre-existing damage. KW Outdoor Solutions is not responsible for roof leaks, structural issues, or cosmetic inconsistencies discovered after cleaning.
Paver & Joint Sand Disclaimer:
Cleaning of paver surfaces may result in displacement or removal of joint sand or polymeric sand. Re-sanding and sealing services are not included unless specifically stated.
Electrical & Fixture Disclaimer:
Clients are responsible for ensuring all exterior electrical outlets, fixtures, and connections are properly sealed and waterproof. KW Outdoor Solutions is not liable for damage related to water intrusion in improperly sealed electrical components.
Right to Refuse or Stop Service:
KW Outdoor Solutions reserves the right to refuse or discontinue service if conditions are deemed unsafe or if the property is not properly prepared.
Landscaping & Plant Disclaimer:
KW Outdoor Solutions takes reasonable precautions to protect landscaping; however, exposure to cleaning solutions and water may cause stress or damage to plants, grass, or surrounding vegetation. Clients are responsible for notifying us of sensitive landscaping. We are not liable for damage to vegetation beyond reasonable preventative measures.
Satisfaction Disclaimer:
While KW Outdoor Solutions strives to deliver high-quality results, outcomes may vary based on surface condition, age, and staining. We do not guarantee complete removal of all stains, discoloration, or imperfections. Some surfaces may show uneven results or reveal underlying damage after cleaning.
Reminders/Rescheduling:
KW Outdoor Solutions will send you a reminder message via text or email 2 weeks, and 2 days before every cleaning visit. If for some reason the scheduled day/time does not work with your schedule, you are able to reschedule the service by simply letting us know via text, email, or call. All we ask if you give a minimum of 24 hour notice. Failure to provide this notice will result in a rescheduling fee of $50.
Price Adjustments:
KW Outdoor Solutions reserves the right to adjust service pricing periodically to reflect changes in labor, materials, and operating costs. Clients will be notified of any pricing changes prior to their next scheduled service.
Limitations of Liability
Window Seal Failure:
KW Outdoor Solutions is not responsible for water intrusion, fogging, discoloration, or leaks resulting from pre-existing failed or compromised window seals.
Pre-Existing Glass/Frame Damage:
We are not responsible for pre-existing conditions including, but not limited to, sun damage, oxidation, seal failure, broken locks, springs, scratches, or air pockets within window panes.
Exterior Surface Risk:
Our cleaning process utilizes water and professional-grade cleaning solutions that are safe for most exterior surfaces. However, porous, aged, oxidized, or improperly sealed materials (including but not limited to wood, plaster, or unsealed surfaces) may be susceptible to damage. KW Outdoor Solutions is not liable for damage resulting from pre-existing conditions or material vulnerability.
Pre-Existing Conditions:
KW Outdoor Solutions is not responsible for damages resulting from pre-existing conditions, including but not limited to loose siding, trim, or gutters, improperly installed fixtures, aged materials, existing leaks, cracked concrete or failing mortar, loose deck boards or railings, or previously damaged surfaces.
Client Responsibilities & Site Preparation:
Clients are responsible for preparing their property prior to service to ensure safe and efficient completion of work. This includes removing small objects, décor, fragile items, and valuables from around the home and service areas, as well as moving or pulling back outdoor furniture, grills, planters, and other large items at least 10 feet away from the structure. Clients are also asked to clear items from bushes, landscaping, mulch beds, and rock beds, as our hoses and equipment will be moved throughout the property and may pass through these areas. All windows and doors must be fully closed and sealed prior to service, and access to a functioning exterior water spigot is required for completion of services.
Due to the nature of exterior cleaning, water, cleaning solutions, and debris may come into contact with surrounding areas during service. Including but not limited to, solution overspray, misting, and runoff from surfaces such as siding, roofs, and gutters. Gutter cleaning may also result in water and debris dripping or falling onto areas below. Clients are responsible for removing, covering, or protecting any items that may be affected. KW Outdoor Solutions is not responsible for damage to items that were not properly removed, covered, or secured prior to service.
For garage floor or interior surface cleaning, all items must be fully removed from the service area and placed in a safe, dry location prior to arrival. Any items left within the work area may become wet or damaged, and KW Outdoor Solutions is not responsible for any resulting damage.
KW Outdoor Solutions does not move large or heavy items for liability reasons. Any areas that are obstructed or inaccessible at the time of service may be skipped without discount or rescheduling unless otherwise agreed upon.
Property Access:
If access is not available upon arrival, KW Outdoor Solutions will make a reasonable attempt to contact the client and will wait up to 15 minutes before leaving the property. If access is still not provided after this time, the service will be considered a missed appointment, and a $50 cancellation/trip fee may be applied to cover travel time and scheduling availability.
Pets & Safety:
Clients are responsible for securing pets prior to service. KW Outdoor Solutions is not responsible for incidents involving unsecured animals.
Weather Conditions
Services may be rescheduled due to weather conditions for safety and quality purposes. KW Outdoor Solutions will communicate any necessary changes.
Payment Terms:
A valid credit or debit card must be kept on file for all clients. Payment is due upon completion of service. By approving this estimate, you authorize KW Outdoor Solutions to charge the card on file for the full invoice amount once the service has been completed. For recurring or service plan customers, this authorization applies to each scheduled visit and any applicable fees outlined in this agreement.

Biannual Plan
By approving this estimate, you commit to receiving 2 exterior window cleaning visits within a 12-month period. In exchange, KW Outdoor Solutions will apply a $50 discount to each of your cleaning visits included in this plan. These visits will be automatically scheduled by KW Outdoor Solutions LLC every 6 months. After the second cleaning, your plan will automatically renew on a 6 month to 6 month basis until you cancel.
PRICING:
The exterior window cleaning price (with the $50 Biannual Plan Discount Applied) presented in your approved estimate is the price you will be charged for each visit. It IS NOT the price of the entire service agreement.

As part of every service, screens are lightly wiped down to remove loose dust, pollen, and surface debris. Quarterly Plan
By approving this estimate, you commit to receiving 4 exterior window cleaning visits within a 12-month period. In exchange, KW Outdoor Solutions will apply a $100 discount to each of your cleaning visits included in this plan. These visits will be automatically scheduled by KW Outdoor Solutions LLC every 3 months. After the 4th cleaning, your plan will automatically renew on a quarter to quarter basis until you cancel.

Interior Window Cleaning:
Includes the cleaning of all interior windows, sliding glass doors, and storm doors attached to the home, excluding garage door windows. Clients are responsible for ensuring clear access to all windows prior to service, including raising blinds/shades and removing any objects or valuables from window sills/ledges and surrounding areas. For liability reasons, our technicians do not move large or heavy furniture. Windows that are not accessible at the time of service may be skipped.
Deep Screen Cleaning:
Our screen cleaning add-on service goes beyond our standard wipe-down by thoroughly washing each screen with water and specialized equipment, including a soft-bristle scrubbing system designed to remove built-up dirt, pollen, and grime. This service is ideal for heavily soiled screens or for homeowners looking for a more detailed cleaning approach. Screens are reinstalled once cleaning is complete.
Track Detailing:
Our track detailing service focuses specifically on the lower portion of your window tracks, where dirt, debris, and buildup tend to collect. We carefully clean and remove buildup from the bottom track to improve appearance and function. This service does not include cleaning the full window frame or upper frame areas, only the bottom portion is detailed for a more targeted, effective clean.

While we offer hard water stain removal services, some stains may have caused permanent damage (etching) to the glass. KW Outdoor Solutions is not responsible for any permanent staining or etching that cannot be removed through standard or restoration cleaning methods.
Storm Windows:
KW Outdoor Solutions does not disassemble or clean in-between panes of storm windows, and our quotes do not include this service.
